How can I qualify to rent a home?

To qualify to rent a home, you need to complete a rental application form and provide supporting documents. Typically, this includes:Filling out a detailed application form with your personal, employment, and rental history information.Submitting proof of income such as recent pay stubs for at least one month. If you are self-employed, provide your most recent tax returns (Form 1040 and Schedule C) or other verifiable income documents.Providing a copy of your driver's license or other valid photo ID.Paying any required application fee ($65, paid only if your application has been fully approved). After your application and documents are submitted, a background check and credit screening will be conducted by a third party to verify your financial responsibility and rental history. Once these steps are successfully completed, you will be considered for approval to rent the property.This process ensures landlords can confirm your ability to pay rent and your suitability as a tenant.

Do you take pets?

At this time, we do not accept pets. However, under specific conditions, we have some exceptions. Small fish are allowed, provided they are kept in a bowl or tank containing no more than one gallon of water. Additionally, birds are permitted as long as they are housed in appropriate cages at all times. Please note that pets that are allowed to roam freely inside the home are strictly prohibited. No dogs, no cats, no emotional support animals. We understand and respect the important role ESAs play in supporting individuals’ well-being. However, while emotional support animals provide valuable comfort, they are not required to have specialized training to prevent property damage, unlike service animals. As a result, ESAs can sometimes cause the same types and levels of wear and tear or damage as any other pet, such as scratching, chewing, or accidents on floors and carpets. Our experience has shown that these issues can occur regardless of the animal’s status as an ESA or a regular pet. This policy helps us maintain a clean, safe, and comfortable environment for all residents. We appreciate your understanding and cooperation.

Do you disqualify applicants with a low credit score?

We do not automatically disqualify applicants based on a low credit score. Instead, we consider the full picture of your rental application. For example, even if your credit score is low, a strong rental history or stable employment can positively influence our decision. We offer rental programs that are flexible, allowing us to be more stringent in some areas while more accommodating in others to better assess each applicant’s overall reliability and suitability. This approach helps us find the best fit beyond just credit numbers.

Do you take housing vouchers?

At this time, we are not able to accept housing vouchers. Although we previously participated in various housing voucher programs, changes in our policies and operational procedures have made it necessary for us to discontinue our involvement in these programs. We appreciate your understanding.

Can I qualify if I don't have rent history?

We don’t automatically disqualify applicants due to limited or weak rental history. Instead, we evaluate the complete rental application. For example, even if your rental history is minimal, a strong credit record or stable employment can positively impact our decision. Our rental programs are designed with flexibility, allowing us to apply stricter standards in some areas while being more lenient in others, so we can better assess each applicant’s overall reliability and fit. This approach enables us to discover the best candidates in unexpected places.

Can I be the only one who applies?

You may submit the application to be the only one going through the approval process on behalf of your group, but every adult (18 years or older) who will be living in the property must also complete the application form (couples can fill out the same application). Each adult applicant will be subject to a background check and an application fee will apply (one fee per application). All adults who will live in the home must be listed on the lease and are required to sign the lease agreement, making each adult legally responsible for the lease terms. Dependents under 18 do not need to complete a separate application but must be listed as occupants on the application; this information will become part of the lease agreement if the lease is signed. Incomplete applications or missing documentation from any adult applicant may delay the approval process or result in the application not being considered. Once all applications and fees are received, processing typically takes one to three business days, but it may take longer if additional information is needed or if there are difficulties contacting employers or previous landlords

How long is the lease term?

Our standard lease term is one year. If you qualify under our regular program, you will typically receive a one-year lease. However, if you are part of one of our specialized programs, the lease term may vary. Additionally, we are open to offering two-year leases under certain conditions. Please contact us for more details on eligibility and terms.

What is included in the rent?

The rent includes parking, either designated parking spots or off-street parking. Also the landlord pays for trash pickup services for all rental units, you do not need to arrange or pay separately for garbage removal.  For apartment rentals specifically—excluding houses and townhouses—landscaping and snow removal services are also provided at the landlord's cost; in other words, the property management takes care of lawn maintenance, snow removal and groundskeeping.  Additionally, when applicable, any association fees are paid by the landlord. These fees typically are charged for maintenance and upkeep of shared community areas and amenities such as landscaping, common area repairs, and possibly insurance for communal property. Tenants, however, are responsible for paying their household utilities themselves. This includes services such as gas, electricity, and water, which are billed separately and not included in the rent. This arrangement means tenants must set up and manage their own utility accounts and payments for these services.

When is the rent due and what payment methods are accepted?

Rent is due on the first day of each month, without delay.  While we offer a five-day grace period, which means no late fee will be charged until after the 6th, any payment made after the first is still considered late. Regarding Payment Methods: (1) Online App: The fastest and most convenient way to pay is through the app provided when you sign your lease. The app allows you to view your statement anytime and make payments instantly, so your payment is received within minutes. This helps you avoid late payments, even if banks are closed when you leave work. (2) Bank Payments: You can pay directly at the bank into our checking account. (3) Mail: We accept checks, money orders, and cashier’s checks by mail.  If you choose to mail your payment, please send it early enough to ensure it arrives on time. We encourage using the app for the quickest processing, but all these options are available to suit your preferences.

Is the security deposit refundable?

Yes, the security deposit is fully refundable, provided the property is returned in the same or better condition as when you moved in, except for normal wear and tear. Before your lease begins, you will be required to pay the security deposit in full (by cash, cashier’s check, or money order), which will be held by the landlord.The security deposit is intended to cover any damages, unpaid rent, or other costs resulting from a violation of the lease terms.  If you meet all the conditions of your lease and return the property clean and undamaged—aside from reasonable wear and tear—your deposit will be refunded in full.  This includes removing all trash, belongings, and waste, cleaning all surfaces and floors (including professional carpet cleaning if needed), and repairing any holes or marks on the walls.If there are damages, unpaid charges, or if the property is not properly cleaned, the landlord may deduct the appropriate amount from your deposit.  Any remaining balance will be returned to you.

Is renters insurance required?

Yes, renters insurance is required. All tenants must maintain an active renters insurance policy that provides both liability coverage and protection for their personal property. Additionally, the policy must name the Landlord and Managing Agent as additional insured parties, and tenants are required to provide proof of this insurance.The renters insurance covers your personal property against risks like fire, theft, or water damage.  Without it, you would have to pay out of pocket to replace your belongings if something unexpected happens.Requiring renters insurance is a standard practice that benefits both tenants and landlords by reducing risk, ensuring financial protection, and promoting a safe and responsible rental community.If someone is injured in your rental unit or if you accidentally cause damage to someone else’s property (for example, a kitchen fire that spreads), renters insurance can help cover medical bills, legal fees, and repairs. This protects you from potentially significant financial responsibility.If your rental becomes uninhabitable due to a covered event (like a fire), renters insurance can help pay for temporary housing and related expenses, ensuring you have a place to stay while repairs are made. By naming the Landlord and Managing Agent as additional insured, renters insurance helps protect all parties involved.  It reduces disputes and ensures that damages or liability claims are handled efficiently, minimizing disruptions for everyone.Renters insurance is generally inexpensive, with average costs around $12–$15 per month, making it a cost-effective way to secure substantial protection.

What maintenance responsibilities will I have?

Tenants are encouraged to take good care of their rental home to keep it safe, clean, and in great condition, avoiding any damage caused by negligence or misuse.  This includes regular upkeep like keeping carpets and floors clean, replacing light bulbs, and changing HVAC filters as recommended.  Tenants are responsible for covering the cost of repairs or replacements for any damage they or their guests cause, such as broken glass or window screens.  Proper waste disposal in sealed containers is important to maintain cleanliness and prevent pests.  Appliances and systems should be used safely and responsibly to avoid damage.  For houses and townhouses, tenants should also maintain the exterior by mowing and watering the lawn, pruning shrubs, removing ice and snow promptly, and keeping gutters and drains clear of debris.  Pest control is the tenant’s responsibility throughout their stay and when moving out, including managing pests like fleas, ticks, roaches, ants, and rodents.  Taking care of these tasks helps prevent bigger problems, promotes a safe and comfortable living space, and supports a healthy, pleasant community environment.  By fulfilling these responsibilities, tenants contribute to a positive rental experience and help preserve the quality and longevity of their home.

Is there an Application fee?

Yes, there is an application fee associated with applying for tenancy. However, this fee is only charged if your application is fully approved. If your application is denied, you won't incur any charges. This approach ensures that you're only investing in the process if you're moving forward with the rental.  By only charging the fee upon approval, we aim to be fair and transparent throughout the application process.

How can I view the home?

To view the home, we ask that you first complete a short questionnaire, which you’ll find on our Schedule a Viewing page.  Once you submit your responses, our team will review your information and contact you promptly to arrange a convenient time for your visit.  This preliminary step is designed to ensure that the property is a good match for your needs and to streamline the scheduling process for everyone involved.  If you decide the home is right for you after your visit, you can easily proceed by filling out our two-page application on the Apply Now page. The entire application process typically takes just two or three days, depending on how quickly we can verify your employment and rental history, as well as how soon you provide the required documents, such as your driver’s license and recent pay stubs. Can I see the Lease Agreement before applying?

Absolutely! We believe in full transparency, so you can review the entire Lease Agreement before submitting your application. Simply visit our Apply Now page, where the complete lease document is available for you to read at any time. Reviewing the Lease Agreement in advance is a great idea because it allows you to fully understand the terms, policies, and responsibilities before making any commitments. This helps you make an informed decision, ensures there are no surprises later, and gives you the opportunity to ask questions or seek clarification on any points that are important to you. Are background and credit checks required?

Yes, background and credit checks are required as part of our application process. However, we take a flexible and holistic approach when evaluating each applicant. Rather than relying solely on paperwork, we carefully review the entire rental application, considering factors such as employment stability, income verification, and references. Is parking available and is it included or extra?

Yes, parking is available and included at no additional cost.  We provide designated parking spots to ensure that you have a convenient and secure place to park your vehicle during your visit or stay.

Are there any restrictions on decorating or making changes to the unit?

You are welcome to decorate your unit as long as your changes do not affect the structure of the walls, floors, or other permanent features.  This means you can add your own personal touches—such as artwork, removable wall decals, curtains, rugs, and furniture—without restriction.  You certainly have the freedom to express your personality and make the unit feel comfortable and inviting, which can improve your overall satisfaction with your living environment.  However, if you wish to make more significant alterations, like painting, installing fixtures, making holes in the walls beyond a reasonable number for hanging pictures, or any other structural or permanent change, you must first obtain written approval from the landlord. This approval process ensures that any modifications are appropriate and that you agree to restore the unit to its original condition before moving out.  These guidelines are in place to protect the property while still allowing you to make your space feel like home.  At the same time, requiring approval for major changes helps prevent accidental damage and costly repairs, protecting both your security deposit and your home.  By following these guidelines, you can enjoy a space that feels like your own without risking penalties or complications when your lease ends.

Do we need to fill out an application?

Yes, completing an application is required.  Although the application is concise—just two pages—it is important that every adult fills one out (couples can use the same application).  Additionally, all children or dependents must be included within an adult’s application. Filling out the application ensures that we have accurate and comprehensive information about everyone involved.

Other than the Application Fee, are there any other fees before moving in?

No, there are no additional fees charged directly by us before moving in.  After your application is approved, we work with a trusted third-party company to conduct background checks, which is a standard part of the screening process.  This company charges a $40 fee for the background check, which is paid only once you are midway through the application process—not upfront.  This approach benefits you in several important ways. First, by separating the background check fee from the application fee, you avoid paying for services you may not need if your application is not approved. Remember, your Application Fee is paid only if fully approved and after the lease is signed.  This ensures transparency and fairness in the process.  Second, using a third-party service guarantees that your background check is handled professionally, securely, objectively, and in compliance with privacy regulations.  Finally, since the third-party company collects this fee only after preliminary approval, we minimize unnecessary costs and streamline your path to moving in, making the process smoother and more efficient for you.

How long does the process of applying take?

The application process typically takes between two and three days after you submit your application.  In many cases, we’re able to complete everything in just one day, provided all necessary information and documents are submitted promptly and we’re able to reach your employer and previous landlords without delay.  If you quickly fill out the background check form for our third-party screening company, the process can move even faster.  However, there are occasional factors beyond our control—such as an employer being unavailable or delays in receiving references—that can extend the timeline.  We strive to make our process as efficient as possible because we know how important it is for you to secure your new home quickly.  By working closely with applicants and communicating clearly about what’s needed, we help minimize unnecessary delays.  This streamlined approach not only reduces stress for you but also ensures that your application is handled fairly and thoroughly.  Our commitment to a fast, transparent process means you’ll know exactly where things stand every step of the way, making your move-in experience smoother and more predictable.
